Understand the Property
Review owner priorities, existing information, occupancy, access, and operating constraints with the people responsible for the building.
Our Approach
Good project decisions depend on useful information and clear responsibilities. We establish both at the start, then keep them visible as the work develops.
Review owner priorities, existing information, occupancy, access, and operating constraints with the people responsible for the building.
Establish the work to be performed, decision authority, reporting expectations, and the responsibilities of Kinyar and the other project participants.
Prepare budgets, schedules, and phasing appropriate to the scope. Identify assumptions, dependencies, and decisions that need to be made.
Carry out the defined advisory or construction role. Maintain coordination with property teams and the other parties involved in the project.
Report progress, track changes and open items, and bring variances and risks forward with information that supports owner decisions.
Coordinate outstanding items and hand over organized, useful records so the owner and facility team can manage the completed work.
Clear Responsibilities
In owner advisory work, we review information, observe progress, track issues, and recommend actions for the client’s decision. The contractor retains responsibility for construction execution, methods, and site safety.
In a General Contracting engagement, we organize and deliver the contracted construction scope, including trade coordination, site logistics, safety planning, quality checkpoints, and turnover. The agreement determines Kinyar’s role.
Working Around Occupancy
Planning starts with resident and user needs, facility operations, access routes, and building-system dependencies. We work with property teams to define phases, work windows, and the communication needed before activities begin.
Across a portfolio, consistent scopes and reporting make it easier to compare progress while recognizing the constraints of each property.
